A lot of Arizona homeowners have never had a professional roof inspection — or they've put it off because they weren't sure what to expect. The good news: a proper inspection takes about 30–45 minutes, causes zero disruption to your home, and gives you a clear picture of exactly what condition your roof is in.
What We Inspect
- Tile condition: Checking for cracked, broken, slipped, or missing tiles
- Underlayment: Looking for signs of failing felt paper through tile gaps and around penetrations
- Flashing: Inspecting all metal flashing around chimneys, skylights, vents, and walls
- Ridge caps: Checking that ridge and hip tiles are properly set and mortared
- Valleys: Looking for debris accumulation, damaged valley metal, and cracking
- Gutters and drainage: Ensuring water can flow freely off the roof
- Attic (when accessible): Checking for signs of active leaks, insufficient ventilation, and damaged decking
What You'll Receive
After the inspection you get a written report with current condition of your roof, any issues found with photos, recommended repairs prioritized by urgency, and an honest assessment of remaining roof life. We will always tell you honestly if your roof doesn't need work — we'd rather earn your trust now than push unnecessary repairs.
When Should You Schedule One?
We recommend inspections every 2–3 years for roofs under 15 years old, annually for roofs over 15 years, after any major storm or hail event, and before buying or selling a home. Spring — before monsoon season — is the ideal time so any issues can be repaired before the summer storms arrive.
Premier Roofing Contractors LLC serves Buckeye, Goodyear, Avondale, Peoria, Surprise, Litchfield Park, and all of the Phoenix West Valley. Our inspections are always free, no-pressure, and come with a written report.
